Fair Oaks Court has received several awards in recognition of its success as an affordable housing project, and also for historic preservation. While market-rate homes were sold for an average price of $775,000, affordable sales prices ranged from $108,500 for a one-bedroom unit to $294,000 for a four-bedroom unit.

The City of Pasadena Public Information Officer blogged about Fair Oaks Court in 2008; one reader commented that the location used to be an eyesore, and she was “pleasantly shocked” to witness a turnaround, while another wrote, “It’s quite lovely.”

Fair Oaks Court blends new Craftsman and bungalow-style townhouse and apartment units with eight rehabilitated historic homes. The unit mix includes 33 low- and moderate-income units, three workforce homes, four market-rate homes, and one commercial unit. All of the residences at Fair Oaks Court are entered via ground floor porches, and the homes are either oriented around a courtyard or a large green. Residents’ cars are accommodated in one level of underground parking. Fair Oaks fits in seamlessly in Pasadena, which has a high concentration of bungalows, including a Landmark District known as “Bungalow Heaven.”
